How it works

LVR = (Loan Amount รท Property Value) ร— 100. It measures how much of the property's value you're borrowing. Below 80% LVR avoids Lenders Mortgage Insurance (LMI). Below 60% typically gets the best interest rates.

At Simple, enter property value and loan amount. Standard shows deposit details and first home buyer status. Detailed factors in stamp duty and LMI estimation. Advanced models guarantor support and rate tier implications.

LMI costs: LMI protects the lender (not you) and can cost 1โ€“4% of the loan amount depending on LVR. A guarantor arrangement can waive LMI even at high LVRs.
