QLD Stamp Duty Calculator (AU)
Calculate Queensland stamp duty (transfer duty) on property purchases. Includes first home buyer concessions and investor rates. Updated 2025.
How it works
Queensland transfer duty is administered by the Queensland Revenue Office. Rates are applied on a sliding scale based on the dutiable value. QLD offers two key concessions: the home concession for owner-occupiers (reduces duty on your principal place of residence) and the first home concession (full exemption up to $550,000, sliding to $700,000).
At Simple, enter value and buyer type. Standard adds property type and deposit. Detailed adds foreign acquirer duty and legal fees. Advanced lets you override the home concession and set settlement date.
QLD vs other states: QLD has a 7% foreign acquirer surcharge (vs 8% in NSW/VIC). First home buyer thresholds are $550,000 (full) to $700,000 (partial), which are lower than NSW ($800k/$1M) but higher than VIC ($600k/$750k).
